Gino Polizzotto is a founding partner of 3RE where he serves as Chief Executive Officer and Managing Partner of Development activities.
Based in our New York City office, Gino has more than 32 years of senior executive level project management experience. His experience includes leading large, highly complex teams through all phases of a project from conceptual project creation through to managing project governmental approvals, to guiding all disciplines through the preconstruction phase, and overseeing all aspects of construction management. Gino oversees 3RE’s leadership team and acts as a key advisor to a leading global private equity firm’s multibillion-dollar opportunistic investment funds. The funds’ development activity consists of ground-up multifamily residential, hospitality, mixed-use, industrial, and retail projects across the country. Gino’s focus is always in achieving highest and best use return on costs through design, construction cost and schedule, and revenue opportunity management.
Prior to forming 3RE, Gino established our predecessor firm Polizzotto Development, LLC in 2006, where he served as Founder, President, and CEO. Prior to that, he served as Executive Director of Design and Construction for Thomas Properties Group, Inc. where he oversaw approximately three million square feet of new development activity and managed the design standards for all tenant improvements in a 15 million square foot office property portfolio.
While at TPG, Gino oversaw the $125 million repositioning of the ARCO Plaza to City National Plaza in downtown Los Angeles. In 2002, he served as the Project Manager for The Joe Serna Jr. CalEPA Headquarters Building, a 25-story, one million square foot high-rise and tenant improvement build-to-suit for the California Environmental Protection Agency. The building is the first state project to participate in the U.S. Green Building Council’s Leadership in Energy and Environmental Design for Existing Buildings (LEED-EB) Pilot Program. In addition, Cal/EPA was the first building in the nation to be certified at the Platinum Level, which is the highest designation in the LEED program.
Prior to joining TPG in 1999, Gino was Project Manager at Lehrer McGovern Bovis, and before that he spent five years practicing as an associate architect in San Francisco and Los Angeles.
Gino holds a Bachelor of Architecture degree from the University of Kansas School of Architecture and Design. He currently serves as Chair of the school’s Advisory Board Advancement Committee. Prior to relocating to New York, he was active in the Los Angeles AIA Chapter and Los Angeles Area Chamber of Commerce organizations, where he has been honored for his participation in several committees.
