Gino Polizzotto / Founder & CEO

Gino Polizzotto is a founding partner of 3RE where he serves as Chief Executive Officer and Managing Partner of Development activities.

Based in our New York City office, Gino has more than 32 years of senior executive level project management experience. His experience includes leading large, highly complex teams through all phases of a project from conceptual project creation through to managing project governmental approvals, to guiding all disciplines through the preconstruction phase, and overseeing all aspects of construction management. Gino oversees 3RE’s leadership team and acts as a key advisor to a leading global private equity firm’s multibillion-dollar opportunistic investment funds. The funds’ development activity consists of ground-up multifamily residential, hospitality, mixed-use, industrial, and retail projects across the country. Gino’s focus is always in achieving highest and best use return on costs through design, construction cost and schedule, and revenue opportunity management.

Prior to forming 3RE, Gino established our predecessor firm Polizzotto Development, LLC in 2006, where he served as Founder, President, and CEO. Prior to that, he served as Executive Director of Design and Construction for Thomas Properties Group, Inc. where he oversaw approximately three million square feet of new development activity and managed the design standards for all tenant improvements in a 15 million square foot office property portfolio.

While at TPG, Gino oversaw the $125 million repositioning of the ARCO Plaza to City National Plaza in downtown Los Angeles. In 2002, he served as the Project Manager for The Joe Serna Jr. CalEPA Headquarters Building, a 25-story, one million square foot high-rise and tenant improvement build-to-suit for the California Environmental Protection Agency. The building is the first state project to participate in the U.S. Green Building Council’s Leadership in Energy and Environmental Design for Existing Buildings (LEED-EB) Pilot Program. In addition, Cal/EPA was the first building in the nation to be certified at the Platinum Level, which is the highest designation in the LEED program.

Prior to joining TPG in 1999, Gino was Project Manager at Lehrer McGovern Bovis, and before that he spent five years practicing as an associate architect in San Francisco and Los Angeles.

Gino holds a Bachelor of Architecture degree from the University of Kansas School of Architecture and Design. He currently serves as Chair of the school’s Advisory Board Advancement Committee. Prior to relocating to New York, he was active in the Los Angeles AIA Chapter and Los Angeles Area Chamber of Commerce organizations, where he has been honored for his participation in several committees.

Christine Cheatham / PRESIDENT, COO, CFO

Christine Cheatham is a founding partner of 3RE where she serves as President, Chief
Operating and Financial Officers, and Managing Partner of Advisory Services.

Based in Austin, Texas, Christine is responsible for the firm’s operations and business development for Advisory Services. She coordinates the company’s activities across their team of executives and professionals to ensure clients receive exceptional service. Christine oversees all project reporting including weekly activity roundup reports and monthly financial and construction activity reporting. She also manages the team’s acquisition due diligence efforts, implementing the firm’s document acquire/track/review protocol for continuity across projects and project teams.

Christine was previously the Director of Operations for Jennifer Naylor Catering & Special Events, a high-end custom catering company based in Malibu, California. While there, she led the purchase and buildout of a 5,000 square foot commercial kitchen and office space and ran the off-site catering operations department, including scheduling for the company’s more than 100-person event staff. Christine’s responsibilities also included onboarding and training of staff, bookkeeping, and financial reporting.

Prior to that, Christine worked for AREA Property Partners in their Los Angeles office. She oversaw the design and buildout of their 7,000 square foot office, including coordination of the subsequent move. During her tenure at AREA Property Partners and its predecessor firm, Apollo Real Estate Advisors, she was responsible for the office operations as well as supporting a team of real estate investment partners and professionals. Prior to working at AREA Property Partners, Christine was a Senior Project Manager for Yifat Oren & Associates, a worldwide luxury event planning firm based in Los Angeles.

Christine holds a Bachelor of Arts in Journalism and a minor in English from Texas A&M University.

Brian Earle / CIO

Brian Earle is a founding partner of 3RE where he serves as Chief Investment Officer and Managing Partner of Investment Services.

Brian is based in New York City and is a 27-year veteran of the real estate investment management community. Most recently, he served as a Director of Wood Partners, a national multi-family developer, owner, and operator, overseeing the firm’s Acquisition activities. This group has acquired almost $1BN of multi-family properties since its founding in 2010.

Prior to joining Wood, Brian served as a Managing Director in the Real Estate Group of Ares Management in charge of its Real Estate Separate Account and Managed Account programs.

Brian’s primary responsibility at Ares was as Portfolio Manager of a $500 million multi-family joint venture (MJV) with a sovereign wealth fund. For the MJV, Brian managed every aspect of the investment strategy, from sourcing and leading acquisitions, negotiating and structuring joint ventures, and executing renovation/repositioning strategies to refinancing property loans and coordinating asset sales. With his oversight, the portfolio grew from zero to almost 10,000 units in about three years through direct acquisitions, development, structured pre-sales, preferred equity positions, and joint ventures with national partners.

Prior to Ares Management’s acquisition of AREA Property Partners in July 2013, Brian was a Partner at AREA and its predecessor firm, Apollo Real Estate Advisors in charge of new investments and investment management. Throughout his tenure at Apollo/AREA/Ares, Brian worked on over 100 separate transactions, including acquisitions, dispositions, and several asset refinancings that represent more than $10 billion of real estate value.

Brian joined Apollo Real Estate Advisors in 2000 after five years at Charlesbank Capital Partners, a real estate investment firm making investments exclusively on behalf of the Harvard University Endowment. Brian began his career at Copley Real Estate Advisors in 1993 as an Associate in its Development Properties Account fund.

Brian holds a bachelor’s degree in Business Administration, with a concentration in Finance, from Boston University.
